Showings
All showing requests will be scheduled by us in accordance with the showing instructions you provided. We only get one chance to make a first impression! It is critical that you do not attend the showing. The buyer cannot speak freely and will feel rushed.
Preparation is Key
It is best to turn on all the lights, turn on some light music and the leave the home. If the showing was scheduled the day before then we will always call an hour prior to confirm the showing. Once the showing is completed we request feedback from the agent. We will forward this feedback to you. Remember this is feedback from your potential buyers. Consider any feedback you receive, but do not take it personal.
If a buyer without agent representation contacts you directly for a showing then always refer them to rēhava.
Pricing to Sell
It is important to list your home on the market at the right price. The single most important aspect that will determine the number of showing requests is pricing. Your home is only worth what a buyer is willing to pay for it. Put yourself in the buyer's shoes and look at all available inventory.

Preparing Your Home to Sell with rehava

Preparing yourself:
- Get all your required documents together before you put your home on the market.
- Once your property is listed it becomes a product, a commodity, and you need to focus on what a potential buyer would think.
- When a buyer expresses interest (directly or through an agent) you must be responsive to the buyer's needs.
- Potential buyers are busy too. Your property needs to be in "Show Condition" and ready to accommodate their schedules
- Don't take things personally. Not every buyer will like your home. It's not a reflection upon you, so don't take it personally.
Preparing your home:
- Get the home into top shape! Your home has to come across like a model home that the buyer would want to live in!
- Be sure to touch up paint or apply a fresh coat of paint if needed.
- Always stay with neutral colors.
- Clean up your landscaping. Curb appeal is super important, as it forms the first impression when a buyer walks up. Fresh mulch can make a world of difference, as can some inexpensive plants and flowers.
- Clear out your clutter and personal items.
- Stage your rooms. Visit builder model homes to get an idea of how rooms should be staged. For instance, if you have a formal dining room, put out a place setting, etc.
- Keep rooms light and bright. Remove heavy window curtains that make rooms look dark.
- Always have ALL lights turned on when you have a showing scheduled.
- Keep the AC set to a cool temperature of 76 to 78 degrees maximum. You want buyers to feel refreshed as they enter your home.
