Flat Fee
rēhava charges a Flat Fee of $3,000 as compensation for Professional home selling representation to include structuring, submitting and negotiating an offer and assisting in the completion of a South Carolina real estate transaction. This fee is payable prior to executing the listing agreement.
Cooperating Compensation
rēhava is a member of a Charleston Trident Association of REALTORS (CTAR) Multiple Listing Service (MLS) whereby representing sellers, “Listing Brokers” offer cooperating compensation to other brokers. Although the Listing Brokers represent the seller, compensation does not determine agency. rēhava will accept offers of compensation from Listing Brokers.
Rebate
rēhava will issue a rebate equal to 50% of the total cooperating compensation, if any, received in connection with a transaction directly to the buyer in accordance with SC Law Title 40 Section 40-57-145.
If the total cooperating compensation is less than $3000 the buyer will be responsible for paying rēhava the difference. This fee is payable when a buyer takes Title to a Property.
rēhava will pay a rebate at the transaction closing in accordance with SC Law Title 40 Section 40-57-145. The rebate will be paid to the order of the person(s) named as the buyer(s) or borrower(s) on the HUD-1 Closing Statement or equivalent statement (including, in the case of a Section 1031 Exchange, to the order of any qualified intermediary who is named as the buyer or borrower on the closing statement, for the benefit of the Section 1031 buyer).
If at any time rēhava determines that a Commission Dispute exists or is reasonably likely to occur, then payment of a rebate may be delayed. This offer is void, and rēhava has no obligation to pay a rebate if doing so is prohibited by applicable law.
